Effective July 1, 2024
The Green Building Initiative’s (GBI’s) Green Globes assessment and certification system can be applied to all commercial building types, regardless of size, budget, or function. Green Globes incentivizes building owners to strive toward GBI’s vision of sustainable, healthy, and resilient buildings for all. To achieve this vision, Green Globes incorporates a range of rigorous criteria that encourage the use of design, construction, and operational practices that enhance performance, improve occupant wellness, and provide community benefit.
To incentivize innovation and best practices, GBI has updated Green Globes minimum requirements for certification while maintaining its signature accessibility. Projects registering on or after July 1, 2024, must meet these updated minimum requirements.
Registration under Green Globes NC 2013 will conclude on June 30, 2024, after which new buildings and major renovations may register under either Green Globes NC 2021 or Green Globes NC 2024.
GBI’s Green Globes Multifamily for New Construction and Existing Buildings Protocols provide certification options that meet the needs of owners and project teams with multifamily projects pursuing financial incentives offered by both Fannie Mae and Freddie Mac.
The Green Globes Health & Wellness Distinction allows project teams to assess and amplify exceptional health & wellness achievements through Green Globes certification.
GBI’s Green Globes Journey to Net Zero™ Certification empowers commercial real estate owners to evaluate performance and implement impactful change.
Incentives are third-party offerings, tax-related deductions, or abatements that your project may be eligible for, or align with, as a result of achieving Green Globes certification. Pursuit of some incentives may require adding a Green Globes Protocol to your assessment.

GBI assesses criteria being pursued toward Green Globes certification, ensuring that building owners, facility managers and property developers meet clearly defined, consensus-based criteria. The rigorous, comprehensive process relies on both prescriptive measures and performance metrics to evaluate achieved credit for a variety of sustainability, health and wellness, and resilience practices. Green Globes criteria is built around and incorporated hundreds of other consensus documents from ASHRAE, ICC, and IAPMO just to name a few.
Transparent & Streamlined Process
The Green Globes assessment process is intended to mimic the design and construction schedule for new construction, to facilitate a seamless certification, and to prevent time-consuming and costly project changes. For existing buildings, Green Globes serves as a benchmarking tool to evaluate current performance and guide improvement. Green Globes’ cloud-based software allows various project team members to personally access and upload information. This minimizes your coordination time and shares documentation tasks among a variety of disciplines.
Empowerment through Collaboration & Education
For every Green Globes certification, GBI offers offers the invaluable support of a GBI Project Manager and a dedicated expert Green Globes Assessor (GGA). GGAs interface with project teams and building owners in real-time to create powerful partnerships. Skilled in green building design and operational best practices, engineering, construction and facility operations, assessors review documentation and your online questionnaire, answer questions, and conduct onsite building assessments. They offer personalized and insightful recommendations to enhance sustainable, healthy, and resilient design and practices.
