What is Green Globes?
Green Globes® is a science-based whole building certification system that evaluates the environmental sustainability, health & wellness, and resilience of all types of commercial real estate through a formal, third-party assessment process. It is one of only two whole building certification programs recognized by the U.S. federal government.
Whole building certification evaluates a building’s total performance across energy use, water efficiency, materials, building systems (including HVAC, lighting, and plumbing), indoor environment quality, and site — rather than any single feature in isolation.
Green Globes certification is designed to allow building owners and managers to select which sustainability features best fit their building and occupants. Our personalized approach helps you achieve the most sustainable outcomes based on your building’s type, location, budget, and occupancy needs.
Green Globes Multifamily Protocols
GBI’s Green Globes Multifamily for New Construction and Existing Buildings protocols provide certification options that meet the needs of owners and project teams pursuing financial incentives — including Fannie Mae financing and low-income housing tax credits in states with Qualified Allocation Plans (QAP).

More Reasons To Certify
GBI is committed to consensus-based criteria. Green Globes criteria is built around and incorporated hundreds of other consensus documents from ASHRAE, ICC, and IAPMO just to name a few.
The assessment process mimics the design and construction schedule for new construction, to facilitate a seamless certification, and to prevent time-consuming and costly project changes. For existing buildings, Green Globes serves as a benchmarking tool to evaluate current performance and guide improvement.
Every Green Globes certification comes with expert support from a GBI Project Manager and a dedicated Green Globes Assessor (GGA).
Our GGAs work closely with project teams and building owners in real time, fostering strong partnerships. With expertise in green building design, engineering, construction, and facility operations, they review documentation, answer questions, and conduct onsite assessments—offering personalized insights to elevate sustainability, health, and resilience in your project.
