Green Globes for New Construction (NC) evaluates the environmental sustainability, health and wellness of future tenants, and resilience of new construction and major renovation projects through the latest science, research, and alignments with technical advancements. Green Globes for New Construction 2021 is the implementation of a consensus-based ANSI standard (ANSI/GBI 01-2021: Green Globes Assessment Protocol for Design, New Construction, and Major Renovations) that drives innovation in sustainability, promotes a healthy and safe environment for tenants, and encourages life cycle thinking from project conception.

Eligibility Requirements

Because every project is unique, GBI’s Green Globes doesn’t penalize projects for criteria that don’t apply to the building function, location, or unique requirements. Green Globes offers multiple pathways to achieve credit for several criteria, uses weighted criteria according to environmental impact and allows for tiered and partial credit for criteria.

Eligible buildings must:

  • Be designed for occupancy
  • Have conditioned space
  • Have been occupied no longer than 18 months at the time assessment is ordered
  • Be at least 400 gross square feet in size
  • Major Renovation projects must involve gutting or replacing more than one of these systems: lighting, mechanical/HVAC, envelope or exceed 25% of the replacement value

Assessment and Certification Process

The Green Globes for New Construction assessment process is intended to mimic the design and construction schedule to provide a seamless certification.

Green Globes Estimated Work Hours

The hours to complete Green Globes assessments vary based upon the project and level of user experience. The tables below provide average time frames. 

Because the program is part of the design process, the documentation needed is already produced as part of the design and construction of the building, reducing the time required to gather the verification documents. In our experience, it takes 35-40% of the time to go through a Green Globes for New Construction Assessment compared to an equivalent LEED 2009 project. For example, the administrative time to complete an assessment for a 50,000-100,000 ft2 data center is 40-60 hours for Green Globes compared to 130- 160 hours for LEED. With the advent of LEED v4, total administrative hours may well increase.
